I would suggest that until you find a site, you won't know what arrangements are required :)
bare in mind though that if you think it's a great site, don't expect to pay nothing for it, or if you do pay nothing for it, don't expect the renewal of the lease to be straightforward
and every bit of advice you get is worth exactly what you pay for it :)

Thanks Brent.
That's all good info but what I'm really chasing is how much to expect to pay for a site. I know this is likely to vary considerably. I guess I liken it to buying or renting a house but unlike real estate there isn't exactly a lot of information out there that will help me make an informed decision on cart site leasing.
Has anyone had any direct experience in this area?

Got to deal with the devil. Business agents are not always helpful or honest, but you will have to start there. Look at cafes around the area and gain information on rent per square metre. Depending on the landlord rent will vary. You have to make sure you are getting a better deal than your competitors with rent. I know the street I am in, rent can vary from $50000 to $80000 a year. All different sizes and some of the bigger places cheaper than the smallest places.
Before you start, landlords will want to see what experience you have, if you have money behind you, rent up front, deposit on 2 months rent and business plan. Thats just the tip of the iceberg. So get your homework done before you see an agent. Its important to find a good agent which is really hard to do unless you are already in the game.

I have a mobile op in Brissy, but am admittedly not a cart - I don't pay anyone any absurd rent. But, in that regard, & the questions you have:
1) Do you have a cart already? 2) How large is it? 3) Power sources - your site's outlets, or self-dependant? 4) Hours of operating & the site's hrs of opening/closing? 5) Traffic (customer wise - not a car out of control colliding into your cart!)? 6) Do you have to remove the cart after business hours, or can it be a 'fixture' (easy open/close op)? 7) Plumbing ... as a cart where does your grind/water/milk waste flow to? 8) What AndyL said ...
Research your market BTW ...
